Dna replication initiation point

We all know that identifying DNA initiation points is very difficult! I have somewhere read that there are 3 characteristics of these initiation points! Firstly they contain multiple residues of T/A , secondly the DNA at this point is not condessed (euchromatin) and which is the third one?
