Your explanation seems to be correct. The type of mutation used depends on the phenotype. If it's mild (I mean for deletion), then deletion is used. If it's severe, then substituting normal promoter for the inducible one (one that you control) is used... As to two genes doing ...

Regulatory elements inside introns

... (Donor, Acceptor and branch point sites). because I have found a mutation in the middle of the intron of my gene and noticed that the patient ... because I do think that regulatory elements should be found in the promoter region to deliver the expression correctly...!!!
